Pre-Offer Inspections

 

A Pre-Offer Home Inspection is a quick walk through for a better understanding. This is also known as a Pre-Offer Consultation. The report provided is strictly a verbal one as you, the buyer, walk through the home with the inspector who will visually review the five following components of the house:


Structure/Foundation: Building foundation, structural framing, 

HVAC: Boiler/furnace systems, air conditioning

Roofing: Roof shingles or other material 

Electrical: Branch wiring as well as main panel and sub-panels

Plumbing: Supply lines and shutoff(s), drains, traps


While the Pre-Offer Inspection can provide you with vital information, it is not a substitute for a full home inspection. Should you wish to have a full home inspection performed after the purchase of the house, the price of the pre-inspection will be deducted from the full home inspection price. With a full home inspection, you will receive  a detailed, picture-rich report that you can refer back to for years to come, along with receiving a variety warranties and recall services.


Pre-Inspection is conducted during a private showing with permission from the listing agent and should take roughly an hour to an hour and a half.
